China holds its loan prime rates steady in October 2026

FangScout News · October 20, 2026

China's benchmark lending rates were unchanged in October 2026: 3.0% for the one-year loan prime rate and 3.5% for the five-year rate that most mortgages are priced from.

The loan prime rate (LPR) is published monthly. According to reports on October 20, 2026, the one-year LPR stayed at 3.0% and the five-year LPR at 3.5%. Several outlets described it as the 17th consecutive month without a change.

Mortgage rates in China are set with reference to the five-year LPR, so an unchanged LPR generally means unchanged rates for new mortgages, although banks and cities can set their own spreads.

What it means if you're abroad: If you're eligible to borrow in China, mortgage costs haven't moved for over a year. For foreign buyers who pay in cash, the exchange rate and the price of the home matter more than the LPR.
